  • GENERAL QUESTIONS ABOUT PALM COLONY

    Q. - Who do I call with a general question about Palm Colony and the operations of its Association?

    A.-In general, a question about anything in the Palm Colony neighborhood should first be directed to the Palm Colony Community Association Manager, ALLIANT PROPERTY MANAGEMENT. They can be reached at APMsupport@alliantproperty.com or by phone at 239-454-1101.

  • Q.- What changes to my condo require prior approval?

    A.- See the Architectural Change section to see what unit change requires whose approval.

  • Q.-Can I reserve the pool facilities for events and/or private  parties?

    A.-Owners and Renters can reserve the cabana area of the Canary Island Pool or the club house or cabana area at Ivory Cane Pool.  To reserve these facilities, the owner/renter must complete a Reservations and Use Agreement. The pool itself can not be reserved. 

  • IRRIGATION SPRINKLER TIMING

    Q:When do the irrigation sprinklers run?

    A: For Ivory Cane, the sprinklers run on Monday, Wednesday and Saturday. For Canary Island, they run on Tuesday, Thursday and Sunday. In all cases, watering begins at 12:15 AM and takes several hours. 

  • Q.-Who do I call if there are bugs/critters inside my condo?

    A.-As part of the Palm Colony quarterly fee Home Team provides an analysis and treatment plan to deal with your problem. For service, call the Home Team at 239-561-1300.

  • LIGHTS OUT

    Q.-What do I do if the light above my outside door burns out?

    A.-All of the exterior lights on our condos are the responsibility of Palm Colony including the lights above the doors of units 201, 202 & 203. For service, complete the Light Out form on the bulletin board next to the mailboxes...and it will be replaced.

  • WATER DAMAGE TO A UNIT

    Q.-Who is responsible for water damage from showers/toilets/washers/etc. leaks?

    A.-The owner(s) sustaining the damage from a leak from showers/toilets/washers/etc. are responsible for correcting and paying for all damage to their unit. Palm Colony is responsible for replacing any wallboard/drywall minus any painting and/or texturing.

  • FRONT DOOR CLEANING

    Q.-How often are the front outside doors power washed?

    A.-Once every other month in the winter; every month in the summer

  • WINDOW/SCREEN DAMAGE FROM AN ERRANT GOLF BALL OR BIRD

    Q.-Who pays for the costs associated with a golf ball or bird crashing through my window or screen?

    A.-The homeowner is responsible for paying for the repairs from any damage that a golf ball or bird might cause to our condos. Neither the golf course nor the associations (Pelican Landing or Palm Colony) bear any responsibility.
